Originally constructed in 1997-1998, the Forest Park community is an upscale townhome development that is comprised of 40 units. It is located directly adjacent to national forest and along the free Summit Stage bus route. Many of the townhomes in the Forest Park complex therefore include fabulous views of Buffalo Mountain and the Tenmile Range. The Forest Park Condo Homeowners Association is complex is currently managed by Red Mountain Community Management, who provide a variety of services to the HOA that range from managing financials to providing upkeep to the common areas across the complex. The HOA board of directors for Forest Park meets several times of year. And, all Forest Park HOA members meet on an annual basis usually during the winter at the beginning of the year.

The Forest Park subdivision is part of the Wildernest neighborhood, which in turn is located in unincorporated Summit County. Accordingly, the Summit County Board of County Commissioners sets the short-term rental rules that govern the Forest Park subdivision as well as all other neighborhoods located in Wildernest. As far as the Forest Park subdivision is concerned, Summit County defines a "short-term rental" as any residential dwelling unit or room therein that is rented for periods of less than 30 consecutive days. Forest Park rentals, which are longer than 30 consecutive days in length, are instead considered to be a "long-term rental". And, long-term rentals in Forest Park are encouraged by Summit County government, because they help provide housing to local employees. Summit County is not currently contemplating new restrictions for Forest Park long-term rentals. Accordingly, when owners in Forest Park seek to long-term rent their properties (or any part thereof) for more than thirty consecutive days, they need not be concerned with new STR rules or obtaining a STR license.
To determine whether owners in Forest Park are permitted to short-term rent their properties, there is generally a two-part analysis.
