The Laredo Lofts subdivision is part of the Wildernest neighborhood, which in turn is located in unincorporated Summit County. Accordingly, the Summit County Board of County Commissioners sets the short-term rental rules that govern the Laredo Lofts subdivision as well as all other neighborhoods located in Wildernest. As far as the Laredo Lofts subdivision is concerned, Summit County defines a "short-term rental" as any residential dwelling unit or room therein that is rented for periods of less than 30 consecutive days. Laredo Lofts rentals, which are longer than 30 consecutive days in length, are instead considered to be a "long-term rental". And, long-term rentals in Laredo Lofts are encouraged by Summit County government, because they help provide housing to local employees. Summit County is not currently contemplating new restrictions for Laredo Lofts long-term rentals. Accordingly, when owners in Laredo Lofts seek to long-term rent their properties (or any part thereof) for more than thirty consecutive days, they need not be concerned with new STR rules or obtaining a STR license.
To determine whether owners in Laredo Lofts are permitted to short-term rent their properties, there is generally a two-part analysis.
