Summit County Market Analysis for June 2012
Land Title Guarantee Company recently released its monthly market analysis for Summit County real estate. And, the numbers for June 2012 contained some surprises.
As part of its analysis, LTGC provided the monthly percentage change in total dollar volume & total number of real estate transactions across Summit County. Comparing June 2012 to the month of June in recent years, the totals were as follows:
- June 2009 – $34,049,300 generated from 80 transactions
- June 2010 – $83,871,000 generated from 138 transactions
- June 2011 – $65,751,300 generated from 104 transactions
- June 2012 – $52,117,600 generated from 109 transactions
In June 2012, the number of real estate transactions in Summit County increased slightly over June 2011, but the total dollar volume of sales decreased. This data provided a real contrast to the May 2012 market analysis, where Summit County real estate saw increases in both dollar volume and number of transactions in comparison to May 2011.
On a nationwide basis, USA Today reported that Americans bought fewer homes in June 2012 than in May 2012. However, there was certainly some recent good news as well. Regarding new construction starts for residential real estate, June 2012 saw the highest numbers in the past four years. Mortgage rates continue to hit new lows. And, Goldman Sachs issued a report predicting that a strong recovery in new-home sales is ahead.
