On a seasonal basis, December falls at the beginning of the slower winter season for local real estate. The Summit County real estate market has its highest level of activity during the summer and early fall.

As part of its analysis, LTGC provided the monthly percentage change in total dollar volume & total number of real estate transactions across Summit County. Comparing December 2019 to the month of December in recent years, the totals were as follows:

  • December 2011 – $66,168,700 generated from 152 transactions
  • December 2012 – $88,152,000 generated from 215 transactions
  • December 2013 – $75,615,706 generated from 197 transactions
  • December 2014 – $90,305,800 generated from 216 transactions
  • December 2015 – $141,435,873 generated from 205 transactions
  • December 2016 – $122,880,919 generated from 268 transactions
  • December 2017 – $153,007,686 generated from 230 transactions
  • December 2018 – $143,100,278 generated from 227 transactions
  • December 2019 – $181,553,368 generated from 231 transactions

Looking at these statistics, the local real estate market in December 2019 had fantastic results in comparison to December 2018. The total dollar volume of sales in December 2019 increased 27% from December 2018.  And, the number of real estate transactions in Summit County in December 2019 surged a whopping 29% from December 2018. At the end of December 2019, we can now look back on the whole of the year.  Across 2019, Summit County market was 9% ahead of all twelve months of 2018 in terms of total dollar volume of real estate sales.  However, the total number of 2019 transactions was 3% less than in all of 2018.

To recap Summit County real estate market trends from recent months:

  • In November 2019, the number of real estate transactions in Summit County increased 2% from November 2018, and the total dollar volume of sales in November 2019 increased 10% from November 2018.
  • In October 2019, the number of real estate transactions in Summit County increased 21% from October 2018, and the total dollar volume of sales in October 2019 increased 9% from October 2018.
  • In September 2019, the number of real estate transactions in Summit County decreased 5% from September 2018, and the total dollar volume of sales in September 2019 increased 14% from September 2018.
  • In August 2019, the number of real estate transactions in Summit County decreased 18% from August 2018, and the total dollar volume of sales in August 2019 increased 1% from August 2018.
  • In July 2019, the number of real estate transactions in Summit County increased 3% from July 2018, and the total dollar volume of sales in July 2019 increased 12% from July 2018.
  • In June 2019, the number of real estate transactions in Summit County decreased 28% from June 2018, and the total dollar volume of sales in June 2019 decreased 27% from June 2018.
  • In May 2019, the number of real estate transactions in Summit County increased 13% from May 2018, and the total dollar volume of sales in May 2019 increased 17% from May 2018.
