Treehouse Condo is part of the Wildernest neighborhood.  Wildernest is an unincorporated portion of Summit County, which is located just above the town of Silverthorne. As part of Wildernest, the Treehouse Condo subdivision is surrounded by National Forest. As a result, all residents of Treehouse Condo are just steps away from some fantastic hiking, mountain biking, cross-country skiing and snow-shoeing.

The Treehouse Condo community is comprised of 249 condos, many of which include fabulous views of the surrounding mountains and Lake Dillon. Treehouse Condo is conveniently located along the free Summit Stage bus route. Each of the individual Treehouse Condos fits into one of roughly 4 different floor plans:

  • 1 Bedroom & 1 Bath - 565 or 569 square feet
  • 2 Bedrooms & 1 or 2 Baths - 758 or 796 square feet
  • 2 Bedrooms (including loft) & 1 Bath - 817 or 840 square feet
  • 3 bedrooms (including loft) & 1 or 2 Baths - 1008 square feet

Originally constructed from 1974 to 1979, there are 9 buildings in the Treehouse Condo community.  In the fall of 2017, the Treehouse Condo Homeowners Association upgraded each of the individual condos from interior wood-burning fireplaces to new natural gas fireplaces. It was a terrific project that should result in increased market value for every Treehouse Condo homeowner.  The Treehouse Condo complex is currently managed by Red Mountain Community Management, who provide a variety of services to the HOA that range from managing financials to providing upkeep to the common areas and clubhouses across the complex. The unit owners who comprise the Treehouse Condo HOA usually gather once or twice per year for workdays aimed at improving the complex.   Workday projects usually include items like planting, landscaping, slash removal and painting.

Situated amongst pine and aspen trees, the Treehouse Condo complex features access to two terrific clubhouses as well as outdoor tennis courts. One clubhouse, including a pool, hot tub and deck, is exclusively reserved for unit owners. The other multi-level guest clubhouse is open to Treehouse Condo guests and owners alike, and it is one of the newest and largest facilities of its kind in the Wildernest area. The ground level of the Treehouse Condo guest clubhouse incorporates an indoor pool, hot tubs, a sauna, an exercise room, a racquetball court, a common laundry area, and an amazing game room that includes an arcade and ping pong. The upper floor features a dining area, kitchen, and wet bar that can be reserved for private parties. The upper floor of the Treehouse Condo guest clubhouse is also a great place to hang out and either read a book or access free Wi-Fi, while enjoying panoramic lake and mountain views.

Because of the many available amenities, the Treehouse Condo complex presents a great opportunity for primary residents or second homeowners as well as tremendous long-term and short-term rental potential.  And, in the Treehouse Condos Fall 2018 Newsletter, the HOA announced that it would embark on a multi-year re-siding project in the Spring of 2019 for the Owner's Clubhouse and the nine main residential buildings in the complex.  As of 2021, that project is now completed.

Frequently Asked Questions

Can new property owners in Treehouse Condo conduct short-term rentals?

The Treehouse Condo subdivision is part of the Wildernest neighborhood, which in turn is located in unincorporated Summit County.  Accordingly, the Summit County Board of County Commissioners sets the short-term rental rules that govern the Treehouse Condo subdivision as well as all other neighborhoods located in Wildernest.  As far as the Treehouse Condo subdivision is concerned, Summit County defines a "short-term rental" as any residential dwelling unit or room therein that is rented for periods of less than 30 consecutive days.  Treehouse Condo rentals, which are longer than 30 consecutive days in length, are instead considered to be a "long-term rental".  And, long-term rentals in Treehouse Condo are encouraged by Summit County government, because they help provide housing to local employees.  Summit County is not currently contemplating new restrictions for Treehouse Condo long-term rentals.  Accordingly, when owners in Treehouse Condo seek to long-term rent their properties (or any part thereof) for more than thirty consecutive days, they need not be concerned with new STR rules or obtaining a STR license.

To determine whether owners in Treehouse Condo are permitted to short-term rent their properties, there is generally a two-part analysis.

Do the Treehouse Condo homeowners' association and governing documents allow owners to short-term rent?

Yes. There is no provision in the bylaws, covenants or other governing documents for Treehouse Condo that would prevent owners from short-term renting their units.

Does the local governmental authority currently allow a property owner to obtain a new Treehouse Condo short-term rental license?

What expenses are covered as part of Treehouse Condo homeowners' association dues?

Treehouse Condo homeowners' association dues include the following expenses:

  • Basic cable tv
  • Common area maintenance
  • Common area management
  • Common insurance
  • Common taxes
  • Electricity
  • Gas
  • Heat
  • Snow removal
  • Trash pickup
  • Wi-fi internet access
  • Water/sewer fees

In sum, the homeowners' association dues in Treehouse Condo generally cover almost all monthly expenses that owners routinely pay to own a Summit County property.  From that standpoint, Treehouse Condo owners do not have to set up an account with Xcel Energy to pay utilities.  And, if Treehouse Condo owners are satisfied with basic tv channels and shared WiFi internet access, there is also no need to potentially set up an account with Xfinity or another cable/satellite provider.

Is transfer tax owed when a Treehouse Condo property is bought or sold?

A real estate transfer tax is a payment to a governmental entity, which is sometimes made when a real estate transaction occurs.  Real estate transfer tax is generally calculated as a small percentage of the total purchase price agreed on by the parties to a real estate transaction.  Typically, we find in Summit County that the percentage is either 0%, 1%, 1,5% or 2% of the gross purchase price in section 4 of the the standard real estate contract.  In Summit County, transfer tax funds help to pay for a variety of different community improvements. Whether the buyer or seller pays transfer tax is negotiable as part of each real estate transaction.

In Treehouse Condo, there is 0% transfer tax.  That means neither seller nor buyer will have to potentially pay transfer tax as part of a property sale in Treehouse Condo!

Are pets allowed in Treehouse Condo?

The governing documents for the Treehouse Condo homeowners' association permit property owners to keep pets within their properties.  However, the Treehouse Condo homeowners' association does not allow long-term renters or short-term renters to have pets anywhere within properties located in the subdivision.
